Home Age, Construction, and What to Inspect in Norterra

Primary build era: 2003 to 2018

Built in two phases. The 2003 to 2010 phase has larger lots and first-generation construction. The 2011 to 2018 phase has better energy ratings, dual-pane windows standard, and EV-ready garages in final phases.

Questions to Ask During Inspection

  • HVAC age and maintenance records — the most important system to check in Arizona.
  • Roof and underlayment condition, and when it was last serviced.
  • Window type (single vs. dual-pane) and any planned replacement.
  • Pool equipment service history, if the home has a pool.
  • Water heater age.
  • Stucco cracks — ask whether they're cosmetic or were ever evaluated for foundation movement.
  • Solar documentation — confirm owned versus leased before making an offer.

Clifford's Take

Here is the thing about Norterra that most people don't fully appreciate until they have lived it. When your worksite is 3 miles from your front door and you can get there on surface streets, you get 45 to 90 minutes of your day back compared to a 20-minute freeway commute. Over a year that compounds into weeks. Engineers who have lived both situations find this difference more valuable than they expected. The Norterra premium over Surprise or El Mirage is real. So is the value.
